6、乙方不得拒绝甲方派谴之人员，在适当时间入屋检视该单位近况或进行任何修理工程。 party b shall permit party a and its agents with or without workmen or others and with or without appliances at all reasonable times to enter upon the said premises and to view the condition thereof and to take inventories of the fixtures therein and to carry out any repairs to the premises which party a considers neceary or proper to be done.

七、乙方义务 obligations of party b 1.乙方应按合同的规定按时支付定金、租金及保证金。
party b will pay the rental， the deposit and other expenses on time.2.乙方经甲方同意，可在房屋内添置设备。租赁期满后，乙方将添置的设备搬走，并保证不影响房屋的完好及正常使用。party b may decorate the premises and add new facilities with party as approval.when this contract expires， party b may take away the added facilities which are removable without changing the good conditions of the premises for normal use.3.未经甲方同意，乙方不得将承租的房屋转租或分租，并爱护使用该房屋如因乙方过失或过错致使房屋及设施受损，乙方应承担赔偿责任。 4.乙方应按本合同规定合法使用该房屋，不得擅自改变使用性质。乙方不得在该房屋内存放危险物品。否则，如该房屋及附属设施因此受损，乙方应承担全部责任。

八、合同终止及解除的规定 termination and diolution of the contract 1.乙方在租赁期满后如需退租或续租，应提前两个月通知甲方，由双方另行协商退租或续租事宜。在同等条件下乙方享有优先续租权。

1.rights and obligations of party a 2.甲方权利及义务
7.1 party a hereby guarantees that party a is the legal owner and has the right to lawfully lease the premises.otherwise, party a shall bear the legal liability arising therefrom in full.7.1 甲方保证是项目合法的拥有者，其有权合法出租该单元，否则产生的法律责任均由甲方承担。
7.3 甲方保证在租期内，乙方将有权平静地占有和享用该单元，不会受到甲方或甲方代理人的干扰，但前提是乙方支付了本合同规定的租金和其它费用，并遵守和履行了本合同规定的应由乙方遵守和履行的条款。
7.4 party a has the right to terminate this contract unilaterally upon occurrence of any of the following to party b: 7.4 乙方出现下列任何情况时, 甲方有权单方解除本合同。

7.4.3 fails to pay the rent pursuant to relevant provisions hereunder; or 7.4.3 未按本合同的有关条款缴纳租金；或 7.4.4 sub-lets the premises or parts of the premises to others, transfers the premises to others or uses the premises jointly with a third party without the consent of party a.7.4.4未征得甲方同意, 擅自将该单元或该单元的部分转租、转让给第三方或与第三方共同使用。
