租房合同协议书

根据房屋出租相关法律,甲乙双方签订本租房协议:

第一条、房屋座落位置、用途及居住人员

第五条、权利、安全、邻里关系

1、乙方应遵纪守法,自觉提高各种安全意识,搞好邻里关系共建和谐社会。

2、乙方对租用房在租用期内只享有居住权,没有处理权,不能擅自与人合租、转租或借给他人,也不能改变其用途、房

屋结构及其设施;使用中如有损坏或管道堵塞,应予修复、疏通,费用自理。,否则属于违约。甲方有权解除协议并收回

房屋。

3、乙方应注意居住和生活安全,自行采取防火、防盗等安全措施。加强用电、气安全,不得乱拖乱接电线、天燃气管线

5、甲方不分担乙方在租房期内对其自身造成的损失和对第三方造成的任何道德、经济、法律责任及损失。

第六条、保证押金的使用与归还

1、为保证协议的顺利完整执行乙方应向甲方支付伍佰元的保证押金;支付时间为2010年3月7日。

2、保证押金的使用主要用于乙方违约、损坏物品的赔偿。

3、在协议期乙方没有违约、损坏物品等事项的发生,甲方应在协议期届满时如数归还乙方的保证押金,

第七条、退租、续租

1、协议期内要求退租,甲、乙双方任何一方须向对方提前壹个月提出书面退租申请并另支付壹个月租金作为赔偿对方(

发生甲方能力范围之外的不可抗事件和乙方违约的情况下除外)。

2、协议期内,乙方如果出现以下任何情况:退租、及由于乙方违约原因造成甲方提前收回房屋的任一情况下,乙方都必

须按协议缴清所有应付款项。

3、乙方承租到期应完好归还所有钥匙及有关物品,如果所租房内的所用设备、物品有损坏,乙方负责修复或者甲方在保

证押金内扣除相应赔偿金额。

4、乙方如需续租应在协议期届满日前一个月提出,甲、乙双方需按照当时国家政策、规章协商签订新的租房协议。

5、在协议期届满时,新的续租协议还未签订的情况下,甲方将收回房屋,不再签约续租。

第八条、合同的变更、解除与终止

房屋租赁期间,乙方有下列行为之一的,甲方有权解除合同,收回出租房屋

第十条、违约责任

1、乙方如逾期支付租金,每逾期一日,则乙方须按日租金的3 倍支付滞纳金。

2、协议期满,乙方应如期交还该房屋。乙方逾期归还,则每逾期一日应向甲方支付原日租金 3倍的滞纳金。乙方还应承

担因逾期归还给甲方造成的损失。

第十二条、免责条件

1、因不可抗力原因致使本合同不能继续履行或造成的损失,甲、乙双方互不承担责任。

2、因国家政策需要拆除或改造已租赁的房屋,使甲、乙双方造成损失的,互不承担责任。

3、因上述原因而终止合同的,租金按照实际使用时间计算,不足整月的按天数计算多退少补。

4、不可抗力系指“不能预见、不能避免并不能克服的客观情况”。
