从03年开始，紧缩型调控年年出台新政，中国房价却不断飞涨。
广州住房调控政策，抑制市场需求：
1、房贷利率上涨：对贷款购买第二套住房的家庭，首付款比例不低于60%，贷款利率不低于基准利率的1.1倍
2、对二手房按揭业务门槛逐步提高，减少潜在买家的入市欲望。
3、紧缩的财政政策，银行增加利息：自从2010年10月起至2011年2月初，连续三次加息，一年期贷款利率累计提高0.75%，3～5年期贷款利率累计提高0.69%。广州限购令细则明确规定广州户籍家庭和常住非户籍家庭只能新购一套商品房，不能提供一年纳税和社保证明的外地家庭不能在广州购买商品房，未满18岁的人士不能单独购买商品住房以及暂停第三套房公积金贷款等措施。
对购买首套住房且套型建筑面积在90平方米（含90平方米）以下按照规定购买本市经济适用住房的家庭，其住房公积金贷款首付款比例不低于20%，对购买首套住房且套型建筑面积在90平方米以上的家庭，其住房公积金贷款首付款比例不低于30%，对购买第二套住房家庭，公积金贷款首付款比例不得低于50%，暂停发放居民家庭购买第三套及以上住房公积金贷款。

Gz household register family & no household register but residential family can only buy one new house, the nonlocal family which can\'t provide tax and social security proof can\'t buy houses in Gz, the people under 18 can\'t buy the house alone ,and stop the third suite provident fund loans and so on.
